01Set up at the door

- Speak the room list out loud, or reuse the rooms from the last inventory at that property.

02Photograph each room

- Point, shoot, move on. Add a short voice note if something needs explaining.

- Reads the photographs and writes each room up: what is there, its material and finish, and the condition it is in.
The write-up happens during the walk, not after it, so nothing is queued up waiting for you at the end.
03Review what it found
- You
- Give it a once-over. Edit anything you would word differently, and remove anything that is not there.
- Clarc
- Flags what is missing before you leave: an unphotographed room, a meter reading, an alarm that was never checked.
Your edits are the record. Clarc drafts, you decide what the report says.
04Send it for sign-off
- You
- Send the tenant a link to read and sign, straight from the app.
- Clarc
- Produces the finished PDF, with the signature and the full photographic record attached.
